- The property is at height of 600m and cool in the hottest summer.
- The house has three bedrooms, each with bathrooms. The master bedroom is double, the other two are twins or double. Bathrooms 1 and 2 have baths and separate showers. Bathroom 3 has a luxurious shower.
- The studio, has twin bedroom 4/sitting room and shower bathroom.
- The pool house, 60ms from the house has twin bedroom 5 and shower bathroom. The three main bedrooms have air conditioning, the remainder have fans.
- A cot and high chair are provided.
- The house is equipped with telephone, separate computer/fax line and fax, large screen TV with Sky, DVD, sound system and photocopier.
- The kitchen is fully equipped. This includes Lacanche cooker, microwave, Belling platewarmer, US fridge with icemaker, small fridge, dishwasher, in addition to other usual items.
- The utility room contains a washing machine and tumble drier.
- There is shared use of a private tennis court 100ms from the house. The infinity pool can be solar heated in Autumn and Spring (payable locally), and has an electrically operated cover. There is a pool house with a kitchen equipped for light meals, including a fridge and dish washer. The property's fifth bedroom is situated here with a shower bathroom. There is an additional outside shower. The area is furnished with eight loungers and deckchairs.

Local Area
There is wonderful sightseeing in the immediate vicinity, as well as Rome which can be visited for the day by car or train.
Palazzo Parisi – in the village, can be visited if it is not let to guests. It dates as a castle from the 15th century, though the village is recorded in an 11th century document.
There are two gems near Oliveto – The Romanesque church of S Vittoria (6kms) is on the road to Monteleone and dates from the 11th century and The Abbazia of Farfa (20kms)is a beautiful working monastery.
Poggio San Lorenzo (10kms) is a charming village. It lay on the course of the via Salaria in the 17th century and as a result, has some pleasant town houses of that period.
Roccasinibalda (8kms) – the great castle is sometimes open.
Nerola (25kms) has a fine castle which is very occasionally open.
Labro, north of Rieti, is a pretty and completely unspoilt village. The owner will show you around her Palazzo.
The dramatic waterfalls of Marmore nearby, the largest manmade falls in the world and constructed by a Roman consul to drain the Rieti marshes, are a famous beauty spot.
Casperia, west of Rieti, is a pretty village.

Staff:
The housekeeper Giovanna works 8am to 1pm and 7pm to 9pm. She will prepare a continental breakfast and cook dinner and spend the rest of her time cleaning the house and making beds. Giovanni, her husband looks after the garden and pool.
Guests will find some food on arrival but should do the main shopping (payable locally) and arrange their own lunch. There is a supermarket nearby.
