Kapsalia is a spacious main house with a separate 'Bothy'.  It is in the northern hills of Zakynthos, with magnificent views over the sea and to the neighbouring island of Kefalonia.

Property Detail

Main House

The main house has a large split-level room with dining area and well-equipped kitchen with steps down to a sitting room with fireplace which opens on to the large terrace with dining table.  A fairly steep, open-tread staircase leads up to a galleried study, which has wonderful views out to the sea.

The house sleeps 8 people. It has 1 double bedroom and 3 twin rooms.  2 bedrooms with private bathroom and 2 with shower.  The rooms all open up onto the terrace which has wonderful views.

The house has a fully equipped utility room with washing machine and other household appliances.

Outside, a further terrace below the house is used as a table tennis area.  A 10 x 6 metre swimming pool is located on the south side of the house. There is a wide sun deck and a further covered ‘Pergola’ terrace is set immediately by the pool.

 

The Bothy

The Bothy is self contained but next to the main house. It is built in natural stone and has a sitting room and kitchen area in one large room with a fireplace, sofa and armchairs, a dining table and kitchen units including gas hobs and an electric oven, a large fridge and deep freeze.

There is a separate twin bedded double bedroom and en suite shower room.  Hanging cupboards, shelves and a wardrobe are in the bedroom and the spacious shower room includes a basin, WC and large walk-in shower.

The Bothy has its own outside terrace and sitting area with wonderful mountain views. The terrace is set underneath a vine covered pergola.

The property is approached by a tarmac road except for the last 800 metres which is an un-metalled but perfectly passable road.  A four wheel drive vehicle (that can be hired) is a plus but not a necessity. The drive to the house from Zakynthos Airport (which is at the South of the island) takes approximately 45 minutes by car.

 

Local Services

The island offers the choice of enjoying the tranquility of the villa and views and of trying the local tavernas, swimming in the many bays in crystal-clear sea.

  • Inland explore mountain villages, ancient monasteries or enjoy stunning walks.  You will also want to visit Zakynthos Town, with its shops and bustle and Volimes – the main town in the north of the island where you will get a real flavour of local life. 
  • Agios Nikolaos has a really nice local beach taverna with sunbeds and the zany Art Cafe with great music, where you can relax with drinks and cocktails until the early hours – perfect for night owls!
  • Shopping - Katastari for household shopping - 20 mins drive.  There is a good supermarket, chemist, baker and butcher, but no bank (you can change money and hire a car at Alikes - 20 mins drive in other direction).  There are 2 small mini market shops locally in Agios Nikolaos.
  • Peligoni Club - within 10 minutes drive.   It is English run and offers excellent dinghy sailing and windsurfing, good swimming off rocks and pontoon.  By arrangement guests can also use tennis court, sun loungers, bar, restaurant and attend party nights - please discuss when making your booking.  It really is a great place for teenagers who love going there!
  • Boats - small boats can be chartered nearby in Agios Nikolaos and larger craft brought over from Kefalonia – the setting for the film Captain Corelli’s Mandolin - as well as to some of the picturesque bays and small islands.  Please ask when making your booking for the house.
  • Car Hire – small companies locally, one of them is called “Alikes” – they will deliver your car to the airport.  At some houses we recommend you have a four wheel drive.
  • Beaches - closest sandy beaches are Micronisi and Xigia (15 minutes down the coast to Zakynthos).  Alikes, further down the coast, is a busy, big sandy beach with lots of water sports.
  • Walking - lovely walks behind house in the hills, particularly in spring and autumn when flowers are out in abundance. You can cut across the hills behind the house to the west coast and then back via Volimes (allow 3 hours).
  • The West Coast - a different country and well worth exploring. Remote villages and coves, heather covered hills dropping down to translucent green pine woods, olives and vineyards. Unspoiled and empty even in high season. Porto Vroumi is particularly lovely and also good for boats to shipwreck beach. Pedalos for exploring caves are good fun.
  • Shipwreck Beach and Blue Caves - boats from Agios Nikolas or Porto Vroumi.
  • A small English-speaking community is located near Agios Nikolaos and as a result almost everyone at the shops and restaurants speak English.  In particular, one of the best restaurants in the area is owned by a Greek/English couple and will deliver dinner to the house by arrangement beforehand when making your booking.
