A much loved family home, extremely well laid out and very comfortable with loads of room. Fully restored, it has a double height drawing room with galleried sitting room. The dining room, kitchen and study/film room all have French windows opening onto terraces. With a fully equipped outside kitchen/Barbeque and Pizza oven, the Pergola & terraces are great for alfresco eating.
- The large upstairs gallery has a small snooker table, darts, card table and good library. There is also a chest full of games for children to enjoy.
- The downstairs study has a large flatscreen TV.
- Terracotta and old tiled floors throughout, it is cool in summer and with its open fires, very cosy in winter.
- Salotto/Drawing room: Large open fireplace with lots of seating.
- Salotto/Study: Large flat screen TV, Satellite/Video. Sofas
- Dining Room: Extendable Dining Table seats up to 16 people.
- Gallery: Open Fireplace, games, books etc.
- Kitchen: The kitchen is fitted with a gas-fired double aga (generally turned off in summer) with Neff induction hob and gas rings. Miele Dishwasher & washing machine. It has a table that can seat 8+.
- Guardarobba/Laundry/Pantry: Miele washing machine, larder and clothes horse etc. Gas fired heating running off two boilers.
- Bathrooms: All are wet rooms with deep cast-iron baths, umbrella handle showers with mixer taps. Antique tiled floors, electric towel rails etc. 4 x bathrooms - with toilet, bath and shower, washbasins. 1 x bathroom - with shower, toilet and washbasin
- Bedrooms: Bedrooms sleeps maximum of 12 people comfortably. 6 bedrooms, all large.

Please note that the children's rooms have a gallery accessible by a well built ladder with rail which can be put away. The upper gallery would not be suitable for very young children.

- Iternet: Pay-as-you-go Internet key supplied with house. Also good internet cafe in Spoleto if required.

- On the doorstep are walks for miles up into the Appennines with views over the Valnerina, or down to Spoleto through the forests.

Local Area
- The villa is 15 minutes drive from the centre of the medieval town of Spoleto, which is a gem - lively all year round. Art, culture, delicious restaurants, great local wines, cinema and even theatre on your doorstep. It has everything, is close to Perugia and the towns of Montefalco, Bevagna, Trevi, Foligno and Assisi.
- Spoleto is also famous for its music Festival dei Due Mondi, a world renowned festival that takes place each June and early July. In recent years, cultural activities continue through till September including concerts, exhibitions, outdoor films, pop concerts and Jazz. The world famous Marionette Colla Puppet Theatre is a must for children (and adults!). The villa is perfect for Spoleto festival accommodation.
- The Valnerina is now accessible by tunnel, and Norcia & Visso offering skiing only 45 minutes away. Spoleto is on the mainline railway to Rome - easy for a day trip. The Mediterranean and Adriatic are only 1.5 hrs away.

Here is a review sent to the owners from some guests who stayed in March 2011: We recently had a wonderful stay at Il Castellaccio which not only proved to be well located for numerous day trips in lovely Umbria but was also nestled privately in the hills above Spoleto with wonderful views and access to some interesting walks. The house is well appointed with an area for every occasion. We often found ourselves sitting around the table in the kitchen planning the day ahead over breakfast or recounting the days events over an excellent red wine from Montefalco whilst pizzas cooked in the outside pizza oven (which were pretty good if I do say so myself). Being away with a young family and friends also meant there was plenty of space for everyone to occupy themselves on the odd afternoons we stayed in and around Vallocchia.
Whether that be watching a DVD in the television room, playing a game of pool or reading a book in front of an open fire in the sitting room. As food lovers we were more then happy to take recommendations from the owner Valli and her family friend Mauro for many wonderful local restaurants. A highlight was when Mauro with the aid of his lovely wife came up and prepared an authentic Umbrian feast at the house. We will definitely return with family and friends in the future.
