The long terrace in front of the house has a splendid Tuscan view, ideal for lunches, tea, or drinks in the evening.
There is an ample lawn, swimming pool with changing room, a fruit orchard, and chickens for fresh eggs. The estate consists of 30 hectares (c. 60 acres) of olive groves, which dress the hillside below, and 20 hectares of woods above the house.
The property is part of a 300 hectare hunting reserve, which means a fair number of trails for walking, and very few cars.

Property Detail
The house is on two levels. The ground floor consists of an entrance leading out onto the terrace. Just off the entrance are the cloakroom, a study with computer and fax, and a living room, which also looks out onto the terrace and the lawn.
- There is a sitting room with fireplace, a billiard room, a frescoed dining room, laundry room, pantry, and kitchen. From the entrance there is an open staircase which leads up to the bedrooms.
- On the upper floor there is the master bedroom with bathroom and an en-suite shower room, a twin bedroom which shares a bathroom with a queen sized canopy bedroom, a double room which shares a bathroom with another queen size bedroom, and a large reading room with a fireplace and TV (receiving CNN satellite news); this room leads out onto a back terrace and then up to the pool.
- There is a full service couple who live in a little house 100 meters from the villa, who between them, cook, clean, take care of the laundry, wait on the table and take care of the garden. They work every day except Sunday. (Service is charged apart).
- The swimming pool is fenced with a changing room with shower and toilet.
- This is a house for animal lovers. On the farm there are lots of very well cared for animals – horses, donkeys, goats, geese and Charolais cattle and several friendly pet dogs who live with the staff on the estate.
